What helps us understand your property

Apartments and small multifamily

Share the unit count, current occupancy, approximate collected rent and known repairs. If available, a rent roll and recent operating expenses help separate scheduled income from actual collections. Explain concessions, owner-paid utilities and upcoming lease expirations.

Retail, office and mixed-use

Start with the building size, tenants, vacant space and lease expiration dates. Mention reimbursements, outstanding tenant improvements and any space you use yourself. If you want to remain after a sale, raise that early so any leaseback can be discussed explicitly.

Industrial and outdoor storage

Describe the current use, building and yard area, access, loading, clear height and power information you have. Mention known environmental reports or unresolved property notices. A useful review distinguishes existing features from improvements a future user would need.

Should I send tenant or financial records through the first form?

Keep the initial inquiry to a property summary. Discuss an appropriate document-sharing method with the team before sending leases, tenant details, bank records or sensitive financial information.

Do I need to make the property vacant?

We consider occupied and vacant assets. Describe the actual lease and access situation. Any tenant obligations, notices, possession arrangements and diligence conditions need to be addressed for the specific transaction.

What should I compare in an offer?

Compare the price with stated diligence conditions, deposits, closing timing, costs and the buyer’s funding plan. Ask what remains subject to verification. Use the net-proceeds worksheet with your own estimates, then confirm settlement figures with the closing team.
