How It Works for Land

Send the parcel ID or address and anything you know about zoning, utilities, and access. We underwrite from county records, comparable land sales, and development math where applicable — usually without needing anything further from you — and present a written offer. Closings can align with tax-year and 1031 timing.

Do you buy landlocked or difficult parcels?

We evaluate everything. Access, wetlands, and utility constraints affect price, not our interest — tell us the reality and we'll give you a real answer.

Will you pay for development potential?

Yes, where it genuinely exists — we underwrite the development case ourselves. What we won't do is make an offer contingent on future approvals; you get a firm number, not an option on your land.

Can you close around tax timing or a 1031 exchange?

Yes. Land sales often have significant capital-gains implications; we regularly schedule closings around a seller's tax year or exchange windows.
