A Direct Exit for Assets You Didn't Choose to Own
When collateral comes back — through foreclosure, deed-in-lieu, or a borrower handing over the keys — it lands on your balance sheet with carrying costs, regulatory attention, and no operating team attached. We purchase those assets directly: commercial and multifamily REO, land, industrial, and mixed pools, as-is and where-is, as principals with committed acquisition capital — funded directly or through lenders where our credit is already approved.
The same applies to receivers, bankruptcy trustees, and counsel administering distressed property: one qualified buyer, a documented arms-length process, and a closing date that holds.
Diligence us the way you would any counterparty: we'll provide the broker, lender, and seller references from comparable closings on request. See our network →

Built for Institutional Requirements
As-Is / Where-Is
No repair requests, no condition contingencies. We purchase collateral exactly as it returned to you — occupied, vacant, winterized or not, with whatever documentation exists.
Cash Certainty
Principal capital, no financing-out. Proof of funds provided with the offer, earnest money that means something, and closings that hit the date your committee approved.
Short Diligence Windows
We scope diligence to what the asset genuinely requires and commit to defined windows — days or a few weeks, not open-ended options on your balance sheet.
Single Assets or Pools
One REO property or a mixed pool across asset classes and geographies within Minnesota — we can underwrite and close them together.
Discretion
No marketing exposure, no signage, no public process unless your policies require one. Sensitive borrower situations are handled accordingly.
Clean Documentation
Arms-length purchase, standard commercial contracts, established Minnesota title companies — a file that stands up to audit, regulator, and committee review.
What We Review
Send whatever the file contains — BPO or appraisal if one exists, rent roll for occupied assets, environmental reports, and the property address. Thin files are normal for returned collateral; we underwrite from county records, comparables, and a site visit where documentation is missing.
Note sales and structured situations — including loans you'd rather sell than foreclose — are conversations we're open to having. Email the asset, OM, or pool spreadsheet directly to acquisitions@mncre.com — attachments welcome — or call (651) 212-5438 and ask for a principal.
