Maturing or stressed debt
When a loan matures into a higher-rate environment, a certain closing before the maturity date often beats a refinance at painful terms or a forced sale after. We can close inside tight windows.

Tenant-occupied is normal; leases and deposits transfer at closing and tenants' housing is never disrupted.
Common Questions
Do you buy fully occupied buildings?
Yes — occupied is our preference. Leases transfer with the property, deposits transfer at closing, and we take over management seamlessly. Vacant or partially vacant buildings are also fine; we underwrite lease-up ourselves.
Will you sign a confidentiality agreement?
Yes. We regularly review financials under NDA and are happy to paper that before you share anything.
What size buildings do you buy?
From small multifamily (2–4 units) through mid-size apartment assets. For larger assets or portfolios, contact us — we'll tell you quickly and honestly whether it fits our capital.
How do you arrive at your number?
Income approach against real comparable sales and our own verified operating costs, adjusted for the capital work the building actually needs. We show the underwriting — you'll see the NOI, the cap rate logic, and the capex line.
